We operate Single Trust Accounts for our clients’ security. These are protected by the strict Trust Account laws. As such, our Trust account operate with the following protections:

A fully computerised system that is protected by limited levels of access by authorised personnel
All Computer data is duplicated daily, this backup is safely and securely stored off-site
Annual audits are carried out at each office.

What are trust accounts?

Trust accounts are a special type of bank account “where money is received or held by an agent (including any member of the agency’s staff) on behalf of another person in relation to real estate, business or settlement transaction.”
Trust accounts are governed by legislation but only strata managers in some states of Australia are required to have a trust account when holding client money. Queensland, for example are not required to hold funds in a trust account. We at SMS take the security and transparency of our client’s funds seriously and as such, have implemented the option of single trust accounts for all buildings, irrespective of their geographical location.

The current body of SMS are the 4th appointment of Strata Manager for our complex. That is since 2010 when I moved in. After many thousands of our funds negligently mismanaged by previous appointments, earlier incarnation of SMS including, we believe that a current version of SMS has produced a promise of calm waters for us. As explained in recommendations by satisfied investment owners, current team at SMS has paid attention to all valid complaints and have activated an improvement schedule. From experiences so far, our Strata Committee has unfettered access to our Strata Manager and is a deciding factor in pressing for best outcome in determining our affairs. We hope to continue this new understanding between Strata Committee and SMS management; and reinforce Fair Trading Department guidelines.read more

SMS knows the true meaning of customer service. They provide regular flyers about all aspects of strata which are extremely beneficial.
